Life as a New & Part-Time Real Estate Agent

Passing RES exam is only the first step. After doing part-time RES agent for a few months, I realized it is a lot of hard-work and many failed attempts before you can actually get a deal closed. You may have seen a lot of agents driving good cars and earning high commission. But there are also many agents who do not do well. (The same as start-ups. We only hear stories of successful start-ups and never heard the stories of start-ups who are struggling.)

As a new agent, I start to know more about this industry. Each deal closure for projects can earn you quite reasonable commission (ranging between 0.5%-2% or even more). New launches usually have lower commission as the sales are expected to be easy. If the project has been launched for a longer period, the commission is on the higher side so as to incentivize agents. Most developers target “100% sold” to be achieve as early as possible. J Gateway was fully sold on day 1 of launch and it is an achievement that is constantly the Agency’s motivation.

Be prepared to put in some investments even before earning. Besides paying money to join an Agency, you also pay money to be part of a core team in projects. You will also need to fork out your own marketing $ and travel expenses.

Be prepared to be outgoing and reach out to people you don't know. As a partial introvert and selectively extrovert, I joined some colleagues in hyping at various locations, such as MRT station. It was tough as you hyped in the evening till late hours. You may meet some familiar faces who you may not want to see especially if you are a part-time agent. The first 2 deals I closed were friends which I know who wants to buy property. But none of my leads converted. Hence, I think getting leads sometimes is not very effective method as the lead can go to any other agents who are more diligently in texting and contacting them. 

To be part of a project launch, you will need to be part of the project team. Being in the project team, you can also be involved in the days of duty which you can queue for a number to serve the walk-ins. Closure from walk-ins are also not high. Sometimes other agents will sway the walk-ins to other projects. Sometimes you don’t even get to serve a walk-in if your queue number is too high and there are not enough walk-ins to be served. Sometimes you can run off to do other errands, but be sure that you get back in-time (at least 2 persons before your queue number) to avoid missing your turn. The project IC may sometimes update the group-chat to inform the status of the queue. But if you are 30 mins away from the show-flat, be prepared to lose your queue. You may have to re-queue. Sometimes, it makes sense to just stay in the show-flat and wait. But means you will lose other opportunities (if you have).

I have also tried resale and renting when I helped my colleague serve his leads when he was out of town. Maybe because I am inexperienced or not fully aware of the details of the property, I felt somewhat stress prior each viewing. There is also a lot of travelling around when your viewings are packed like crazy without much time interval for travelling. I get stressed when I can’t arrive 30mins before the appointment as the client may arrive early. But you may also end up wasting an hour when the client arrives late. I have tried 99.co. While many people raved how good it is, I didn’t receive much good leads from there. And when I texted the other agents on their property, often I was ignored or turned down. I have posted my own Lakeville unit for rental for 3 months, but only maybe 5 inquiries? While my colleague posted the same for me on Propertyguru, they get faster turnaround time. I suppose 99.co has other value propositions such as their data analysis and prospective. I also found it troublesome to keep refreshing the listing.

As an agent, you need to be very good with synthesizing information and multi-tasking. It can get very confusing when you have too much chat-groups, too much information to read and too much appointments to arrange. I have ever called a buyer thinking that she was the seller, and asking if I can arrange more appointments on the same day for the seller. The buyer was obviously not so happy. 

Be prepared to meet with very different types of people: Nasty, sarcastic, wishy-washy, very tardy, demanding, full of questions which need immediate answers, non-loyal etc… You need to be optimistic all the time to feel happy. I suppose that is also why the colleagues work hard together, collaborate with each other and play hard to de-stress.

The commission is a good motivation but for someone who has been working on regular payroll will need some level of confidence that deals can be closed to cover monthly expenses.

Last of all, which is also the most important factor that makes it hard to decide whether I should do real estate full time is the working hours. As a new mom with a 6 months old baby, it was tough emotionally to not being able to spend time with her. The busiest period of an agent is on weekday night and weekends. These are the times when my baby girl is not in the infant care. It was tough for me to pump milk as well, and my milk supply dropped drastically.

How to pass RES exam in a single sitting

I have been wanting to write this posting since I passed my exams in May 2016. My husband did the exam at the same time but he only passed Paper 1 and re-tried Paper 2 twice. My ex-colleague’s husband tried 3 times and didn’t pass. My step-bro also tried in June this year and he didn’t pass. I start to wonder if the passing rate is rather low for RES. 

I do not have a special secret to it. It takes much effort to digest the thick set of materials provided by the school. By the way, I went to Pioneer Training & Consultancy (which I attended an 8-weeks crash course). 1 month before the exam, I studied every chapter and wrote my own notes. I will recommend to start earlier as it was tough to squeeze the effort to just 1 month. The school also provided an online MCQ and open-ended practice questions which I diligently did all the test questions and revised those mistakes. Initially I panicked because I failed almost all the test papers in the range of 10-20% passing mark for each topic. The open-ended questions were the toughest as I could not make an intelligent guess. There are many new legal / industry words which one may need to understand, and also memorize (spelling). Do not underestimate even simple key words as they may appear in the section of fill-in-the-blanks. I personally believed that the fill-in-the-blank section is what determines whether you pass or fail. If I were you, I will list down all the possible key words and make sure to memorize them.

Gabriella's first visit to Korea ... count down 2 days

We pushed forward our plans to visit Korea in July (hottest period in Korea) instead of end Aug/Sept which we initially planned as I may start work again in August. We booked Singapore Airlines (SIA) during their promotion. However cheap tickets are at odd hours:
Departure SIN: 0800 --> Arrival ICN: 1535 (SQ600)
Departure ICN: 2320 --> Arrival SIN: 0440 (SQ603)

The total cost for 2 adults + 1 infant with bassinet seat is $1340 (inclusive of airport tax). Not bad for a family trip. I paid about $630 in cash and the remainder with 55,400 KrisFlyer miles.

First time flying with an infant may be challenging but the flight times are seemingly good timings as she is the most cranky around 8-9pm, right before she sleeps. I maybe the one cranky instead as we have to wake up really early to go to the airport.

Hand-carry Checklist for travelling with a 6 months old baby:
1. Diapers (Hand-carry at least 6 for a mid flight, just in case baby has diarrhea)
2. Baby change of clothes (One set for the adults too, just in case baby has diarrhea)
3. Bibs (my little girl drool a lot.)
4. Nursing cover/Blanket
5. Pacifier/Toys/Teether (to keep baby occupied)
6. Food (spoon) /Formula (bottles)
7. Baby wipes/nappy cream

Singapore Airlines (SIA) provides special meals for baby/infant/child:
  1. Baby Meal (BBML) : Suitable for infants less than 1 year old, this meal consists of 3 jars of baby food - main course, vegetables and dessert. They also provided a teething biscuit. 
  2. Post-weaning Meal (PWMLM) : Suitable for infants between 1 and 2 years old, this meal is more substantial than a Baby Meal. According to SIA website, the food items are easy to bite, chew and digest. So I ordered on flight take a look at what was given. There is boiled vegetables (require chewing), fish with cream sauce (require chewing), mashed potatoes (light salted), cut fruits, juice. I think this PWLM meal is definitely not for babies without teeth. Even though my baby girl has started eating puree, the only item that my baby girl may be able to take is the mashed potatoes. But it is slightly salted which I do not want to introduce to my baby girl yet. *Do not order PWMLM and request on BBML after getting on the flight as they do not have an additional set of BBML as spare. 
  3. Child Meal for Infant (CHMLI) : Suitable for infants less than 2 years old, this meal is more substantial than a Post-Weaning Meal (PWMLM) or Baby Meal (BBML). Food items are easy to bite (soft) type of food items with lighter-based sauces. The following picture is from another blogger

Gabriella at 6th Month (Reflections)

Gabriella turned 6 months old on 27 June 2017. It has been a great 6 months with this little cute and feisty girl. She is growing up well with her Michelin arms and thighs.

I decided to pen down some memories before I lose track. 

2016 December
Birth of Gabriella Ro Ha Yool 
Gabriella was born at around 6.40am on 27th Dec weighing about 3.12g, length 51cm, head circum 34.5cm. It was 38 weeks + 5 days. Her blood group is unexpectedly O+, as both Squirry and I are B+. She lost some weight when we discharged. She reduced to 2.89g as she slept most of the time and used her reserves. She had no jaundice at that time but we were required to do a follow-up on Sunday (1 Jan) which is a New Year's Day. 

Jamu Massage
I signed up for a 5 days massage + breast massage with a lady Anna. Initially I have serious blockage and she was very patient to help me unblock the milk ducts. If I were to rank the pain level, I will rank breaking breastlumps > having cramp > contractions. When she was unblocking the milk ducts, I teared a lot while I bore with the pain. I didn't even cry during baby delivery, you can imagine how painful breast lumps can be. The jamu recommended using Clarins Body Shaping Cream and Clarins Cellulite with her massage. I got them for $82.50 and $69 respectively from Beauty Language. 

2017 January
The fight with Jaundice 
Gabriella's jaundice rose and her skin turned yellow. It was the jamu massage lady who first spotted her yellowness and told us to immediately see the doctor. She was awarded to NUH for a day phototherapy staycation on 5th Jan, with follow-up checks at the polyclinic for another 2-3 weeks until her jaundice level falls to safe levels. Initially, I went to clementi polyclinic as it was near my home, but it was really crowded and was told that I needed to wait long for the doc to order the test kit. I de-registered my baby and headed to Queenstown polyclinic. What I like about Queenstown polyclinic is that they dedicate a room at level 3 for babies. It makes sense as healthy babies who are there for their follow-ups should not be in the same area as the other patients. Although it was costly for me to take taxi to Queenstown, I was blessed that there were many Uber/Grab promo codes during the month of January. 

DIY Baby Photoshoot
My friend Qiyue came over to my house to take some baby photos and we had some fun. Gabriella was initially not cooperative even though she was fed. It turns out that she wanted to pee and poop. After she cleared her bowels, she posed nicely for us.




2017 February
Going out with Gabriella
I have been going out a lot with Gabriella in February and even during the first month. Although the first month was a confinement month, I had to go out often for the jaundice checks at polyclinics. I reckon that since we had already visited the most "toxic" place that is full of germs and bacteria, going to shopping malls shouldn't be that bad. With the baby carrier, I carried her to almost everywhere I go. My sis also delivered her baby boy a month before me and it was timely as we can both enjoy the maternity period together. I love Takashimaya's nursing room. Not only is it pretty, the rooms are spacious with their own diaper changing area and a couch for nursing. 

2017 March

Vaccinations
There are a list of vaccinations to take. At birth, babies will take the BCG and first HepB. The BCG is usually taken on the left upper arm. Pneumococcal (PCV) has 3 jabs which is taken at month 3/5/12 which costs $150 each time and is payable by Medisave. Rotavirus which is not on the list is also taken at month 3 & 4 at $98 each time. Gabriella loved taking the Rotavirus syrup, as she smacked and licked her lips in joy. The same way she fed on Paracetamol syrup. Like most babies, she also wailed when injected but she stopped crying almost immediately once we stood up and walked around. I suppose that was a way to distract her. I realized her tolerance and threshold for pain is as high as mine. :)


2017 April
Gabriella's 100th Day 
Instead of baby 1st month, we celebrated Gabriella's 100th day Baek-il (백일) on 6th April. We kept it a simple home affair. Koreans celebrate 100th day . 


First swim
Gabriella was able to partially lift her head and she enjoyed kicking in her mini bathtub. Hence we figured out that she might like swimming. We kept the swim at max 30 minutes, which is the standard time even for baby spas or baby swim class. All is well. I will highly recommend bringing babies outdoor whenever possible. To avoid sunburn, early morning/cloudy day/evening are suitable timings. 



Sending Gabriella to Infant Care and preparing for work
In mid April, we sent Gabriella to Infant Care. Most infant cares will accept candidates on the 1st or 15th of the month. As I plan to go back to work on the 24th April, I decided to send her to school in Mid April so that I have a week to do my hair and prepare. There is a separate dedicated post on this. Click here.

2017 May
Last month at work 
Although I was not unfairly dismissed during pregnancy, I was told to serve my notice on day 2 after I return from maternity, with a lame reason such as overpaid for my role which I did for 2 years. It sounds rather ironic that I work in a Health and Wellness startup. At that moment, I wrote to MOM, and realized that the law/act only protects during pregnancy and the employment act does not cover people who earn more than $4500. I find it discouraging as a career woman who wants to start a family. I heard from a few friends that they were also unfairly dismissed after their maternity. Apparently it is pretty common. Companies tried to be legally right by keeping the women while they were pregnant, but found replacements during their maternity and fired unfairly when they returned. These unfair practices make it discouraging for woman to start family. Imagine a woman who made the effort to climb to a managerial or exec position and her job safety is not guaranteed after her maternity. It is really sad. 

Mother's Day
When the going gets tough, you receive the best encouragement from your family. And Gabriella gave me the cutest one ever. "Mummy, you rock!"


Weekend trip to JB
With another 2 friends, we went for a short trip to JB. Bringing Gabriella and taking the public transport was a challenge we decided to take. Fortunately she was very cooperative without much crying. We even did our hair and manicure. I had the best Korean food at Nam Moom Korean Bbq (31, Jalan Perang, Taman Pelangi). I borrowed a sim card from my colleague and we had free dataplan to book uber. The weekend when we were at JB, Uber happened to have a promocode and a few rides were free. :) 




2017 June
Fathers' Day 
Gabriella has been doing well in school as she expresses curiosity and interests in school activities. Looking at how concentrated she was at doing the art crafts, makes her even more adorable.



Visit of my Godpa and Godma
My Godpa and Godma came over to visit Gabriella. I think having godparents is good, as the love is passed down to the next generation. Although I do not recall how they ended up being my godparents, and I see them only occasionally (about 1-2 times a year during CNY), they always bring love and laughter to my family. 


Spending time with Gabriella
In this transition period, I managed to spend quality time with my little girl. Now I know how enjoyable it feels to walk her to school. She will look left and right, admire trees and passerby, respond to little nuances of life, which we probably took for granted. There is a saying, "Unless you have bad times, you can't appreciate the good times." Happiness comes when you feel gratitude for the things we have. I am blessed with a good family, a supportive husband and a healthy cute daughter.

MUCOTA DYNA treatment (Do-It-Yourself)

I first know about Mucota when I did my hair at JB. It cost me 180 ringgit for the hair treatment, which will usually cost about $120 if I have done it in Singapore. I have been losing a lot of hair lately (maybe because I am breastfeeding), and my hair became frizzy after the recent C-curl rebond. 

I found that Qoo10 actually sells it and I decided to do it DIY. I spend about $45 to purchse the DYNA CAT and DYNA AFTER from seller Dreambook. And another $44 for MUCOTA Adllura Aire Series 5 and 9 from seller Natbeau


MUCOTA DYNA
Mucota DYNA is based on Argan Oil, which provides the shine and moisturizing look. The instructions on the packaging are all in Japanese, so I went on Rakuten to read about it. Marketing story of ingredientsArgan Oil with alganiaspinosa kernel oil, which is a very expensive oil found on Morocco Sahara desert from the seeds of Argan tree.

[Moisturizing] active substrates (collagen, silk), honey
[Acid emollient ingredient] argan oil, and three oil (jojoba oil, castor oil, Shea oil)
[Other Ingredients] CMC (ceramide 2 and 18 MEA, cholesterol), PPT (keratin and collagen)

There are 4 types of DYNA:
DYNA CA (Green) : For anyone who straightens or rebonds hair. Helps maintain straightens and softens hair.
DYNA CCA (Yellow) : For hard -to-control hair or very dry hair. Helps grow shiny hair.
DYNA CAT (Blue): For damaged hair from perming or colouring. Strengthens hair with soft texture.
DYNA AFTER (Pink) : To be used with any of the first 3 types.

I decided to get DYNA CAT (Blue) and the DYNA AFTER (pink).

Recommended Steps to DIY :
1. After shampooing, dry hair and apply DYNA CAT for 15 minutes. 
    (I did not shampoo my hair first, but it still works.)
2. Wash off and dry with a dryer
3. Straighten with a hair iron
4. Apply and leave DYNA AFTER for 10 minutes, and wash off.

Mucota Adllura Aire comes in various home use, Shampoo, Conditioner, Non-rinse Hair Treatment

01: Emollient CMC Shampoo for normal/mildly damaged hair (Jojoba Oil & Rosemary)

03: Conditioner for normal hair (Honey, collagen, Shea Butter, Ceramide, Jojoba Oil & Rosemary)
